This detached house is located just outside the town center of Bergérac in a quiet, green setting in the Dordogne region. The house has an entrance hall that leads to a spacious living area with TV; internet; fireplace and large seating area. (TV Vlaanderen available). This living area also has a large dining table (8 persons). From this living area you have a view of (and access to) the terrace with swimming pool and of course the surrounding garden. There is also a separate, fully equipped kitchen. There is 1 toilet on the ground floor. The linen room is also on the ground floor with washer, dryer, vacuum cleaner and iron. On the first floor there are 4 bedrooms, each with a spacious double bed. Mattress protectors, pillows and down duvets and sheets are provided. 3 of the 4 bedrooms have large built-in wardrobes. Curtains and shutters are present on the windows. The bathroom with bath, shower and sink is also on the first floor. Towels are provided by the owner. The basement is used as an underground garage. Total area of the house with swimming pool, terrace and garden: 2400M2. The swimming pool and terrace face south/southwest. Plenty of shrubs, plants and trees around the terrace and in the garden to ensure privacy. On the terrace there is a large table with chairs and sun loungers. There are 2 large sunshades. The garden is fully fenced and partly slopes (located on a hill). A trampoline is present in the garden. Pool maintenance is carried out by the owner (or person appointed by the owner) and in no case by the renter. Barbecue equipment available in the garage may be used by the renter on the condition that it is thoroughly cleaned and returned to the garage afterwards. Under no circumstances may the barbecue equipment be used during periods of increased risk of forest fires! (check: weather info) Pool towels: to be provided by the renter. Will be refunded within one week after the renter's departure if no excessive water and electricity consumption is detected and the house is in its original condition after the renters' departure.
